North Suburban Area Plan

PLAN STATUS - Adopted. The City-County Planning Board held a public hearing and recommended adoption of the North Suburban Area Plan in February 2005. The Winston-Salem City Council adopted the plan in March 2005, and the Forsyth County Commissioners adopted the plan in July 2005. |

The City-County Planning Board staff, along with a Citizens’ Advisory Committee, drafted a Plan to guide future land use and public investment decisions in the North Suburban area of Forsyth County. The North Suburban Area Plan includes recommendations for land use, transportation, community facilities, neighborhoods and housing, historic preservation, and economic development.

Boundaries of the Study Area
The North Suburban Planning Area, as shown on the map to the left, encompasses 14,619 acres (22.9 square miles). This area includes portions of Winston-Salem and Bethania, as well as unincorporated areas under Forsyth County’s zoning and planning jurisdiction. |
Plan Recommendations
- Mixing uses in identified Activity Centers, along transit and transportation corridors, and in other large-scale developments
- Preserving the character of the North Suburban area’s existing neighborhoods
- Directing commercial development to identified Activity Centers and existing commercial areas
- Encouraging the redevelopment of greyfield sites
- Increasing street connectivity
- Developing a pedestrian/sidewalk and bike plan for the Planning Area
- Promoting market driven mixed-use communities in the Planning Area as positive examples of economic development
- Encouraging the redevelopment of vacant commercial and industrial sites
- Creating a Historic Overlay Zoning District for Bethania
- Incorporating historic structures into the design of new developments
- Working with the Historic Resources Commission to designate Local Landmark Properties in the area
- Developing and implementing strategies to preserve the Bethabara Mill and other significant mill sites in the Planning Area
- Supporting private efforts to acquire and preserve open space in the Planning Area
- Ensuring the completion of the Mill Creek, Muddy Creek, Grassy Fork, and Bethabara greenway trails
- Creating parks and pocket parks in convenient locations
- Redeveloping the Hanes Mill Road Landfill into a public recreational facility
- Encouraging pedestrian-oriented building design with parking to the rear and/or side of buildings and homes
