Southeast Suburban Area Plan Update

The Southeast Suburban Area Plan Update has been adopted by the City of Winston-Salem and Forsyth County. The Forsyth County Board of Commissioners adopted the plan on May 9, 2016, and the Winston-Salem City Council adopted the plan on April 4, 2016. The City-County Planning Board recommended approval of the plan on February 11, 2016. This Plan update will guide future area land use and public investment decisions including recommendations for transportation, community facilities, housing and community development, design and appearance, historic preservation and economic development.

The Southeast Suburban Planning Area [pdf/4.32mb/1p] encompasses 12,233 acres of land and is generally bounded on the north by Business 40 and portions of West Mountain Street; on the east by the Town of Kernersville and the boundary of the Southeast Forsyth County Plan Area; on the south by Thomasville Road and the Davidson County line; and on the west by I-40 and the boundary of the Southeast Winston-Salem Plan Area. The plan area includes land in the City of Winston-Salem (approximately 73%), as well as portions of unincorporated Forsyth County and a very small amount of land in the Towns of Kernersville and Walkertown.

The following are highlights of the recommendations section of the Southeast Suburban Area Plan Update:

• Concentrate the highest intensity new development at activity centers.
• Develop activity centers along growth corridors as transit-oriented, high-density, mixed-use places.
• Ensure that future land use changes do not negatively affect new and existing neighborhoods.
• Build the eastern section of the Northern Beltway.
• Construct sidewalks within residential areas and along designated thoroughfares and collector streets.
• Complete proposed improvements to Salem Lake Park.
• Complete improvements to the Sedge Garden Recreation Center.
• Complete the Piedmont Regional Greenway.
• Encourage site and building improvements in older and underutilized commercial areas.
• Retain existing historic resources.
• Support the Voluntary Agriculture District provisions for farmers who want to keep their land in agricultural use.
